Port Macquarie tops NSW property sales

PORT Macquarie has claimed the top spot in NSW for overall property sales, driven by buyers seeking lifestyle, space and value.

The latest Property Market Update from InfoTrack analysed sales volumes from 1 January to 31 March 2026, identifying a continued shift towards regional markets.

Median property prices across the state rose 7.94 percent over the period.

Port Macquarie is also gaining traction with first home buyers, sitting just outside the top 10 in eleventh place.

Detached homes are increasing their share of this market, accounting for 23.26 percent of purchases, while units remain dominant at 74.26 percent.

InfoTrack’s Chief Operating Officer Lee Bailie said the data highlights changing buyer priorities.

“First home buyers are increasingly prioritising space and value for money,” he said.

“They’re looking further out from metro areas where they can afford larger homes and maximise their budget.”

Port Macquarie’s coastal neighbours have also seen positive market movement and continue to attract strong interest in key segments.

Gaven Whalley, Licensed Real Estate Agent and Auctioneer at One Agency North Haven, said local conditions have shifted quickly in early 2026.

“The beginning of the year has been a mixed bag,” he told News Of The Area.

“Christmas holidays were relatively quiet in the Camden Haven area.

“However, as we got into February it heated up quite quickly with a rush of first home buyers and early retirement buyers.

“We really didn’t see many investors in the market, except [those purchasing] short term properties to move into once they sell in Sydney.”

Mr Whalley said many investors are weighing up whether to sell before the changes to capital gains tax and negative gearing.

“Other than that we are heading for an interesting time – so [correctly] pricing your property will be the key.

““The first three weeks on the market are crucial.”

The latest data points to a market adapting to economic pressures, with buyers widening their search while keeping interest rates firmly in mind.

Mr Bailie said Port Macquarie’s rise to number one reflects the growing appeal of lifestyle-driven regional locations.

“Its coastal setting, established amenities, and range of housing options continue to attract families, retirees, and investors,” he said.

In the overall NSW rankings, Dubbo placed second, Orange third, and Armidale debuted in tenth.
